Estate Sales

We recommend having a Conducted Estate Sale if the volume and value of the contents are great enough to warrant one. We take care of all aspects of an estate sale, including the merchandising, pricing, and advertising. We handle the bookkeeping, maintain the safety and security of the merchandise, and our friendly staff provides great customer service.

We are insured to protect the interests of our clients, and have worked hard to develop a reputation for running fair and efficient sales. Our prices reflect today’s market with the focus on generating sales, not disappointment. Our experience in the antique and vintage marketplace, plus our ability to research market values on specific high-demand pieces, results in our ability to reach our goal for an estate sale – to empty the house while generating proceeds for the client.

Estate Buy Outs

If an estate sale isn’t possible or preferred, we are happy to make an offer to directly buy the contents. If you want us to both purchase items of interest and clean out the rest of the contents for you, we can do that. Our method of proceeding is as follows:

  1. The first step is to assess the contents of the house during a FREE ON-SITE ESTIMATE. We analyze the project in two ways:
    We identify all of the items with resale potential, and determine the purchase value of all items of interest.
  2. We assess the labor cost of content removal. This cost is dependent on several factors, including the volume of items to be removed, the cost of an on-site dumpster (if necessary), the time needed to complete the job, and the size of the crew necessary to remove the items (based on the size, weight, and location of the items).

The financials are based on how the two numbers above balance out:

  • If the value of the contents exceeds the cost of removal, we will make a cash purchase for the value, less the cost of removal.
  • If cost of removal exceeds the value of the contents, we will charge a service fee for the cost of removal, less the credit we can apply for the value of the contents.
  • If the value of the contents is equal to the cost of removal, we will offer to “trade out” — wherein no money changes hands on either side.

If a complete clean-out is not required, we are always happy to tender cash for items of interest, and do not assess labor costs for packing and removing items we purchase if we are not doing a complete clean-out.

Household Clean Outs

If you have a house that needs to be emptied, but is filled mostly with debris and/or items that don’t have resale potential, we can also provide a complete clean-out service so you can prepare the house for sale or rent. This is a fee-based service and we will do a free estimate in order to give you a quote.

Among the services we can provide:

  • Emptying every room from attic to basement, plus the garage, storage sheds, porches, etc.
  • Debris removal, including foodstuffs, accumulated papers, wood & building materials, etc.*
  • Scheduling the arrival and removal of a dumpster if necessary.
  • Appliance removal
  • Vacuuming all carpets, sweeping all floors (leaving the house in “broom-clean” condition)
  • Carpet pull-up and disposal
  • Kitchen and bathroom cleaning
  • Wiping down floors and walls

*We cannot remove hazardous materials or chemicals; your local public works department can advise you on the method of disposing of them in your community.

Buying & Selling Items

We love to buy treasures! If you don’t have a houseful, but have some items you would like us to consider, we’ll be happy to assess their value, and make an offer if they have resale value.
